The Proposed Development
We are proposing to build up to 78 dwellings within a high quality inclusive and safe development which makes effective use of a previously developed site, whilst retaining and enhancing existing site boundaries and providing landscape and biodiversity enhancements.
The scheme would include an indicative mix of terraced and semi-detached dwellings which are 2 storeys in height, with two 3 storey apartment blocks and one 4 storey apartment block. However, these details will be confirmed through further reserved matters applications.
The conversion of the Grade II listed Goods Shed is sought in full and will provide four dwellings as duplex apartments. This is a sensitive conversion of a building that conserves and enhances the heritage asset ensuring its long-term future. The proposal will ensure the special features of the building a retained demonstrating its previous use.
40% of the dwellings would be affordable homes with a mix of tenure agreements in accordance with TMBCs requirements.
Sufficient on plot parking spaces would be provided along with visitor spaces spread throughout the development.
The houses along the southern boundary of the site will contain noise buffers to screen the impact on the railway.
The site is generally well-contained and enclosed. The existing boundary hedging and trees are to be retained and enhanced, where possible. Additional tree planting and greenspace will be provided across the site along with suitable biodiversity enhancements measures which will be confirmed at the Reserved Matters stage.
